What does “design and construct” actually mean, and why does it matter?

Do you build homes designed for the tropical, cyclone-prone climate?

Yes — it’s all we build. Every TEP home is engineered to current cyclone and building codes, and designed using passive principles for the Far North: orientation to the breeze, deep eaves, cross-ventilation, elevated living and durable, low-maintenance materials chosen to perform through the wet season.

Which areas of Far North Queensland do you service?

We build throughout the Cairns region — including the Northern Beaches, inner suburbs, the southern corridor and western suburbs — as well as the Atherton Tablelands, Douglas Shire (Port Douglas and Mossman) and the Cassowary Coast. If you’re unsure whether your block is in our area, just ask.

Are you licensed and insured?

Accepted Answer

Absolutely. TEP Builders is fully licensed with the Queensland Building and Construction Commission (QBCC) and carries the appropriate insurances for your protection. Our licence and insurance details are available on request and are listed in our footer.

Question 5

How long does a custom home take to build?

Accepted Answer

Every project is different, but as a guide, design and approvals typically take a few months, and construction of a custom home generally runs from around eight to twelve months depending on size, complexity and site conditions. We give you a realistic program up front and keep you updated throughout.

Question 6

Do you manage council approvals and certification?

Accepted Answer

Yes. As part of our design-and-construct service we handle engineering, documentation, council approvals and building certification — including the requirements of Cairns Regional Council, Douglas Shire and the Tablelands councils. It’s one less thing for you to coordinate.

Can you work to my budget?

We design to your budget, not the other way around. Because we cost the design as it develops, you see the financial impact of decisions in real time — so there are no nasty surprises, and we can guide choices to keep your vision and your budget aligned.

Do you do renovations and extensions, or only new homes?
